Duncan Street

This project consisted of a full interior remodel, foundation replacement, third-floor vertical addition and a new interior custom steel stair providing access to all levels at an existing home in the Noe Valley neighborhood of San Francisco. The existing structure was seismically upgraded with new plywood shear walls and a two-story steel moment frame at the rear window wall. The partially finished ground floor level was expanded into the existing crawl space and the floor was lowered for additional ceiling height. The ground level expansion also extended into the rear yard to create an outdoor patio, requiring new 9-foot-tall concrete retaining walls to retain the soil at the rear yard.
