Description

An existing two-story, single-family home was extensively remodeled and expanded, and a third floor was added, creating 2,000 sq. ft. of additional indoor and outdoor living space. The existing wood-framed superstructure was seismically upgraded and the foundation system was completely replaced. The unique architectural design presented several floor-by-floor structural challenges in creating the optimal load path for gravity and lateral forces down to the foundation, requiring the use of various engineered lumber and steel elements. The second-floor master suite cantilevers over the first-floor rear deck through the use of cantilevered steel beams in two directions. The project features several outdoor spaces at each level and a large roof deck with sweeping views of the Golden Gate Bridge.
