Description
The Montcalm Residence project consisted of a full interior remodel, two-story horizontal expansion and new third floor vertical addition to a single-family home in Bernal Heights. The existing building was seismically upgraded and the foundation system was completely replaced with new spread footings including earth retainage along the south property line. The project incorporates several unique architectural features including full height windows, postless corners, cantilevered overhangs, skewed bearing and shear walls, custom stair, and expansive interior spaces, requiring the use of engineered lumber and structural steel framing as well as careful coordination between the architect and engineering team.
